I, Francis Eppes, of said Sate and County, being of sound health, and of disposing mind and memory, but knowing the uncertainty of life and the certainty of death, do make, decree and publish this my last will and testament.

Item First: It is my will and desire that all my just debts be paid.

Item Second: I will and devise to my beloved wife, Mary Bancroft Eppes, all my estate, both real and personal and of whatsoever kind to be used and enjoyed by her, for and during her natural life, and upon the' death of my said wife, I will and devise to my eldest son, Fred Eppes, for and during his natural life, the small farm I own containing about forty-five (45) acreas of land being situated in Clarke County, GA., on the Eppes Bridge Road, about 2 1/2 miles from Athens to be used and enjoyed by him for and during his natural life, and upon the death of my said son, Fred Eppes, to revert to my estate and be equally divided between my other children who may be alive or grandchildren, if none of my children should be living. Any other property of whatever kind to be sold and equally divided between my other three children, to-wit: Eston Eppes, James Bancroft Eppes and John Wayles Eppes, this division to be made at the deaths of my said wife.

Item Third: I hereby constitute and appoint Mary Bancroft Eppes, my aforesaid wife, the executrix of this my last will and testament without bond. In witness whereof I have hereunto set my hand and seal this the 27th day of December 1917.
