This Indenture, made this twenty seventh day of October in the year of our Lord one thousand Eight hundred and forty five between WILLIAM B. WOOD of the State and County first written of the one part and FRANCIS W. OSBORN of the same place of the other part Witnesseth that the said WILLIAM B. WOOD for and in consideration of the sum of three hundred and sixty six dollars to him in hand paid by the said FRANCIS W. OSBORN, at and before the sealing and delivering of these presents the receipt whereof is herby acknowledged hath bargained, sold and doth by these presence bargain and sell unto the said FRANCIS W. OSBORN his heirs and assigns all that tract or parcel of land situate lying and being in said County, on the waters of Wild Cat Creek butting and bounding as follows Beginning at a pine near the corner of Presley Garners old field running thence N59 degrees E thirty six chains to a pine thence a straight line to a poplar in Barnetts line thence S 76 degrees E twenty four chains to a white oak thence S 43 degrees E thirty seven chains to a pine thence S 65 degrees W thirty seven chains to a poplar, thence a straight line to the beginning pine containing two hundred and fifty six and one half acres to the same more or less.

To have and to hold said bargained premises together with all and singular the rights members and appurtenances thereunto belonging or in anywise appertaining to him the said Francis W. Osborn his heirs Executors and Administrators to his and their own proper use benefit and behoof forever in fee Simple.

And the said William B. Wood for himself his heirs Executors and administrators to the above described premises unto the said Francis W. Osborn his heirs will warrant and forever defend the absolute right and title thereof from himself his heirs and the claim of all other persons whatever.
