James Dunnahoo sells town lot to Leroy C. Matthews for $100

This indenture made the twenty second of December in the year one thousand eight hundred and fifty five between James Dunnahoo of the town of Athens County of Clarke and State of Georgia of the first part and Leroy O. Matthews of the same place of the second part, witnesseth, that the said party of the first for and in consideration of the sum of one hundred dollars lawful money of the United States to him duly paid before the delivery hereof hath bargained and sold and by these presents doth grant and convey to the said party of the second part his heirs and assigns forever all that certain piece or parcel of land lying and being in the Town of Athens County of Clarke and State of Georgia, and which is known and _____ as follows to wit. Beginning at the south east corner of town lot on which the said James Dunnahoo now lives, running west one hundred and eighteen (118) feet to a stake, thence north ninety nine (99) feet to a stake _______ corner of Simpson's lot, thence east one hundred and nineteen (119) feet to a stake and corner of Simpson's lot thence south along the street ninety seven and one half (97 ?) feet to a stake and the beginning.

Together with all and singular the tenements _____________ and appurtenances and all the estate title and interest of the said party of the first part therein and the said party of the first part doth hereby covenant and agree with the said party of the second part that at the time of delivery hereof the said party of the first is the lawful owner of the premises above granted and signed thereof in fee simple, also ____and that he will warrant and defend the above granted premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns forever.
